The following checklist is the minimum required by InterNACHI's "Standards of Practice". It describes the majority of items that are included in a typical home inspection. After each heading is a brief description of how it is inspected.
Roofs, vents, flashings and trim Roofing is inspected for worn, loose, or missing material. Vents and flashings are inspected for proper installation. Trim is inspected for wear and finish.
Gutters and down-spouts Gutters are inspected for proper installation and that all connections are secure. Downspout's are inspected for connection and for correct length.
All roof penetrations Any object (chimney, flue, vent) that passes through the roof’s surface is inspected for proper flashing.
Decks and railings Decks and railings are inspected for proper installation and worn, loose, or missing material, and to ensure that they are properly secured.
Stoops, porches and walkways All items are inspected for installation, wear and trip hazards.
Eaves, soffits and fascia All items are inspected for installation, wear, proper ventilation or missing pieces.
Grading and drainage The property surrounding the home is inspected for proper slope for drainage of water.
Basement and crawl spaces These areas are inspected for moisture intrusion and structural integrity.
Foundation movement Cracks in foundation are inspected to determine normal settling or major movement.
Heating systems Heating systems are inspected for proper installation, wear, corrosion, rust, leaks, or missing components.
Cooling systems Cooling systems are inspected for proper installation, wear, corrosion, leaks, or missing components.
Main water and gas shut off valves These valves are identified.
Interior plumbing, fixtures and faucets Plumbing is inspected for proper installation, proper materials and leaks.
Sump pumps with accessible floats Pumps with floats are inspected for proper operation.
Electrical service line and meter box Service lines from the utility are inspected for wear and how it’s secured to the home. The meter box is inspected for the utilities seal and proper installation.
Main disconnect and service amps The electrical main disconnect location is identified along with the number of amps coming into the home.
Electrical grounding and bonding The homes electrical system is inspected for proper grounding and proper bonding.
Electrical panels, breakers and fuses Panels are inspected for proper installation, amp rating, grounding, and corrosion. Breakers and fuses are inspected for proper installation and amperage.
Fireplace damper door and hearth The damper door is inspected for operation and the hearth is measured for size.
Insulation and ventilation Where installed and visible, insulation is inspected for material and proper ventilation.
Garage doors and openers Doors are inspected for proper installation, operation and wear. Openers are inspected for proper installation, and safe operation.
GFCI’s and AFCI’s These are specialized outlets. GFCI stands for Ground Fault Circuit Interrupter. AFCI stands for Arc Fault Circuit Interrupter. These are tested for safety.
